1. GUIDELINES
The following principles and guidelines must be considered by any party when inviting visitors or planning and managing functions and other activities at Sable Hills Waterfront Estate.
1.1 Sable Hills Waterfront Estate is a Private Residential Estate and not a Public Resort. The Estate is therefore not “open to the public”.
1.2 The communal facilities and open areas in the Estate are for the exclusive use of residents and their guests.
1.3 Any function or activity held at the estate must be compatible with and harmonize with the Estate’s rural country lifestyle and the natural environment and surroundings.
1.4 Happy and harmonious community living is achieved when residents use and enjoy their private property as well as the public areas of the Estate in such a way that it does not infringe on other residents’ use and enjoyment of their private property and the public areas.
1.5.1 Residents having private parties and functions at their private properties must exercise good neighbourness. Such activities must not cause annoyances or inconveniences to neighbours or other Residents.
1.5.2 In the event of annoyances or complaints, the parties involved should
as far as possible settle the matter between themselves, exercising tolerance and consideration. When a problem cannot be resolved, the matter should be brought to the attention of the HOA for arbitration and settlement.

FACILITY MANAGEMENT 2.1 The use of the facilities surrounding the Restaurant (swimming pool, picnic area, etc) is for Owners and Residents ONLY. 2.2 The Management of the facilities of the Recreational Area including the area in the vicinity of the boat club jetty’s, will be the responsibility of the HOA. 2.3 It is the Restaurant Management’s responsibility to report any incidents to the HOA. 2.4 No one will be allowed to enter the Restaurant or Deck with their own food and drinks. 2.5 It is every owners own responsibility to clean up after leaving the facilities. 2.6 Owners and Residents must take responsibility for their children and guests. 2.7 Children are not allowed to play with the volleyball nets and lifeguard equipment in the pool. 2.8 Children are not allowed to block the fountain in the kiddies’ pool. 2.9 Children are not allowed to run, play any kind of sport or ride with bicycles and skateboards on the Deck. 2.10 No Pets allowed in the Recreational Area 2.11 A fine will be levied to owners if any of these rules are not adhered to including other rules as indicated by the facility use board and rules. 2.12 Owners and residents must provide a guest list to the Security Office for any function at the Recreational area or at the main Restaurant. The owner and resident must complete and stamp the visitors slip to sign their guest out of the estate and ensure that their visitors leave the Estate. The Restaurant management does not have a stamp for this purpose.

  1. PARTIES AND FUNCTIONS ON THE ESTATE A. AT THE RECREATIONAL AREA A3.1 Private Functions are only for Owners, residents of the Estate and their guests. A3.2 Exclusive use is not permitted, and access by other residents to the facilities will be permitted during such functions. A3.3 The number of guests should not exceed the capacity of the Restaurant and surrounding area. A3.4 All bookings will be done and approved by the Sable Hills HOA Admin Office. A3.5 Functions with loud music are limited to one per week and music not to disturb the environment. Music may only be played from 19h00 until 23h30. (Prior HOA approval required) A3.6 The Owner or Resident must take responsibility for his/her guests at the Function. A3.7 The HOA is allowed to charge venue fees to Owners or Residents for groups larger than 20. A3.8 The Restaurant Management will take responsibility for functions held. A3.9 Any resident who wants to have a function or organized activity involving more than 20 people at the communal facilities or open areas in the Estate must obtain prior approval from the HOA or a person mandated by the HOA to grant such permission. A3.10 Under no circumstances may communal furniture or equipment be removed from the facility. A3.11 A fine will be levied to owners if the rules are not adhered to.

    B. AT HOME B3.1 Ordinary dinner parties and other social gathering of reasonable proportions are part of normal living and of good social interaction. They pose few, if any problems. However, the holding of large celebratory functions at private residences within the Estate is discouraged for reasons of disruption to security, parking and the general disturbance of an inconvenience to other residents. B3.2 Special permission for a function to be held within the Estate, where more than 30 people may be attending, must be timorously sought, prior to the proposed date of such function. In the event of permission being granted, cognizance shall be taken by the Association of the position of the residence in relation to gates and to neighbours, parking availability , times of function, type of music to be provided, size and position of any proposed marquee, arrangements at gates, requirements for security and additional guards, as well as other matters of importance to the situation, all of which may result in the possible imposition of restrictions and/or special conditions as may be deemed fit by the Board. Restrictions imposed on any function shall be strictly adhered to. B3.3 No religious activities (including funerals of any kind) may be conducted, with the exception of such activities conducted inside the dwelling and without disturbing neighbors in any way. No slaughtering of any kind is allowed.

  2. PUBLIC & SPECIAL HOLIDAYS 4.1 The facilities are primary for the benefit of the residents of the Estate. 4.2 To assist in protecting and preserving the facilities, the following needs to adhere to: 4.2.1 Stand owners (which are not yet residents) will not be allowed to bring guests into the Estate on Public & Special Holidays. 4.2.2 Owners / residents will be allowed a max of 10 quests at the Recreational Area on Public and Special Holidays. 4.2.3 In circumstances where the owners are renting its property out and are thus not a resident, such owners will not be allowed to bring quests into the Estate on such days. 4.2.4 In Respect of Multi owner properties, only the owners for that property will be allowed at the Recreational Area on such public and special holidays. In case were only one of the Multi owners are Resident in the Estate during those days, that one owner will be allowed a max of 10 quests at the Recreational Area.

  1. NOISE MANAGEMENT 6.1 Bands, outside speakers or loud music will only be allowed at the Recreational Area and Restaurant with prior approval from the HOA. (Music may only be played until 23h30) 6.2 Normal/relaxing Restaurant music will be allowed. 6.3 It is the Restaurant Management’s responsibility to control noisy guests. 6.4 Consider the residents living next to the Recreational Area and keep noise down.

  2. PICNIC AND BRAAI’S NEXT TO SWIMMING POOLS 7.1 Braai’s will be allowed at the designated braai facilities surrounding the Premises. It may be booked at the HOA office @ a stipulated tariff. The facilities will be rented @ a first come first use basis. No other open fire braai’s are allowed at the recreational area without prior approval from the lessor. 7.2 The HOA may charge a fee for the use of the facility for groups larger than 20.  Groups will be limited to max of 20pax. (Without prior approval from the HOA)  A stipulated flat fee of is payable for any Birthday parties, picnics, braai etc not held at the restaurant. Additional venue hire may be charged for larger groups. Receipt of payment needs to be produced at the request of Security  Use of braai facilities may be booked/reserved at the HOA office @ a fee to avoid disappointment. The facilities will be allocated on a first come first use basis.  No other open fire braai’s are allowed @ the recreational area without prior approval from the HOA. 7.3 Owners and residents are allowed to have a picnic on the grass surrounding the swimming pool but are not allowed to enter the Restaurant, pool or deck with their own food and drinks. 7.4 To accommodate the owners surrounding the Recreational area, the braai facilities and picnic area must be vacated by 20h00 unless prior approval from the HOA.

  3. POOLS 8.1 Swimming is only allowed during sunrise to sunset. No swimming at night. 8.2 Surfboards, food, drinks, cans, glass of any nature and hard objects of any sort are prohibited in the pool. 8.3 No glass items are allowed in the pools 8.4 Only proper swimming clothing is allowed in pools 8.5 Swim at own Risk. No lifeguard on duty. An adult must continuously accompany children under the age of 10. 8.6 No person shall use the pool in a manner so as to interfere unreasonably with the amenity of other users.

  4. PARKING 9.1 No one is allowed to park in the driveway at the circle in front of the Restaurant, this will be used for a drop of zone only. 9.2 Deliveries will be done at the delivery entrance next to the restaurant. 9.3 No parking on the grass. 9.4 Visitors must park their vehicles on the properties of their hosts whenever possible. If such parking is not available or sufficient, visitors may park on the road shoulders provided that they do not obstruct any traffic or block driveways to adjacent properties

  5. GYM  Gym hours will be 05h00 – 21h00  Access to gym restricted to gym members  Please use towels to clean equipment after training  No children under the age of 12 are allowed on the equipment  Children over the age of 12 may use the gym under their parents supervision  During certain public holidays, the gym might be closed at the HOA’s discretion  Return gym equipment to their stands after use  For any enquiries contact Marlien Cronje @ 0745712039.

  6. HEALTH AND BEAUTY SALON There is a Health and Beauty Salon in the Estate, next to the Gym. For bookings or any enquiries contact - Natasha @ 0824657574. 12. SQUASH AND TENNIS COURT  Access to Squash Court only allowed to members of the Gym or the Squash Club  Only proper squash and tennis shoes allowed on the courts  No wheels are allowed on the courts  Please unwind the tennis net after use and close the gate  Keys to tennis court can be obtained from gym reception or HOA office(if applicable)  No part of the body should rest on the tennis net

  7. BOAT CLUB 13.1 Launching is only allowed with a valid permit disc that must be affixed to the water craft. 13.2 Boats and Jet Ski’s will only be allowed on the water as per the quota as allowed by the Department of Water Affairs. 13.3 Launching and operational hours are:  May to August 07h00 to 18h00  September to April 06h00 to 19h00 13.4 The demarcated water area at the jetties is strictly no wake zones 13.5 Fishing and playing on the jetties are not allowed 13.6 All water users must comply with the rules and regulations as issued by the Department of Water Affairs and the HOA water rules and behavior code.

  8. ANGLING CLUB  Please adhere to the Estate Rules of good NEIGBOURNESS  (FISH DO NOT BITE IN NOISE) Please restrict noise levels.  There are various fishing spots, booking is essential at the HOA office.(some of which only available during competitions)  At some of the fishing spots, fishing are only allowed between sunrise and sunset.  Picnic and Braai’s allowed (supply own wood, do not take firewood from the bush) and ensure a fire extinguisher is at hand.  Please keep the fishing spots tidy.  There is one fishing spot were camping is allowed. Booking essential.

  9. GAME VIEWING AND DRIVES  Your are viewing game, please keep the noise down…….!  Please stay on paths, tracks and roads as indicated  Speed limit restricted to 20km/h  No pets allowed on the game paths  No littering and dumping  No camping(unless where indicated)  Appreciate and preserve the nature

  10. GENERAL 16.1 The Sable Hills HOA reserves the right to amend any of the above rules as the situation in the estate changes. This will be clearly communicated to the owners and residents and agreed upon with the restaurant management. 16.2 All the public facilities within Sable Hills are used at own risk and the HOA will not be liable for any injuries or claims.
